Senior Block Property Manager

- Are you an experienced Property Manager in Block Management?
- Do you have experience in forming and developing great relationships with customers and colleagues?
- Are you AIRPM or MIRPM qualified to join our Block and Portfolio Management team
- Can you collaborate with others, share their property management knowledge and skills.
Responsibilities:
- Provide a high level of service and communication with all customers, including you clients, leaseholders, tenants and contractors with our leading IT system
- Schedule and undertake inspections to ensure the properties you manage are maintained in a safe and satisfactory condition
- Report to your clients on the findings of your inspections
- Request quotes for works and appoint contractors in conjunction with the client.
- Process the works order and ensure the work is complete on time, to budget and to a quality standard
- Oversee the preparation and filing of Confirmation Statements and Company Secretarial documentation
- Produce quarterly H&S reports for the properties in your portfolio
- Organise AGM's for clients in your portfolio
- Produce management and financial reports in advance of the client meetings you attend
- Notify Client Accounts of any changed to billing arrangements, increases to fees or charges
- Work with clients accounts team to prepare the annual service charge and budgets and CAPEX plans for your clients in a timely manner
- Authorise and process contractor invoices promptly
Requirements:
- Proven track record in team management and leadership
- Strong knowledge of property management regulations and practises
- Excellent communication and interpersonal skills
- Ability to think strategically and make sound decisions under pressure
- Exceptional organisational and time management skills
- Proficiency in property management software and Microsoft Office Suite
